Leasing Commission Lean Act

The following law was primarily created to protect Realtor's involved in commercial transactions from scrupulous, unethical business people wanting to stiff the  real estate representative(s) involved in a transaction.
A real estate broker who enters into a written brokerage agreement with an owner for the leasing of the owner's commercial real estate will have the right to place a lien that attaches to the owner's interest in the commercial real estate.
Unlike the Sales Act which is a lien that attaches to the owner's net proceeds and not the real estate, the lien established under the Leasing Act is a lien on the real property.

Bottom line, be honest, and honorable in your doings.

Doral Commercial Sale

Tampa-based Franklin Street Real Estate Services announced the $3.675 million sale of the 44,100 square foot Emerald Farms property at 9800 NW 17th Street in Doral.
K.G. International, a leading supplier of chemicals and packaging materials, plans to move into the facility by March 2012, doubling its size. The sale closed last week.
Joel A. Kattan and Hernan Prohaszka, senior directors of Franklin Street Real Estate Services in Fort Lauderdale, represented the buyer, GK Emerald, LLC, the entity that includes K.G. International and a sister company. The seller is Wells Fargo Bank, N.A., as trustee for JP Morgan Chase.

Doral Foreclosed Warehouses sold at 10% discount

The warehouse at 9800 N.W. 17th St. in Doral was acquired for $3.675 million.

Two flower warehouses in Doral were sold at a 10 percent discount to their foreclosed mortgages.
Seller: a commercial mortgage-backed securities (CMBS) fund that seized the property from Ram Cargo I in June after foreclosing on a $6.5 million mortgage. KG International paid $3.675 million for the 43,674-square-foot warehouse at 9800 N.W. 17th St. Sky Mart Investments paid $2 million for the 30,011-square-foot warehouse at 9475 N.W. 13th St.
KG International is managed by Karl Gunia, while Sky Mart Investments is managed by Juan G. Robbin.

The buildings were previously bought for a combined $8.3 million in 2006.
